Hi Everyone,

I'm looking to help an experienced Real Estate investor with their marketing. I have over 10 years of experience in online marketing and building/managing a marketing team and want to use this experience to help someone else.

The only thing I would hope for would be a committed mentor to help guide me in my real estate investing journey.

Let me know if you are interested.

Stephen

Thanks @Chris, answers below

1. What state - CA

2. Are they providing loans or receiving equity - receiving equity

3. Have you spoke to an attorney? Not yet

4. Are they passive In the deal - ie. Just getting $ - yes the idea is that they will be passive investors

If you are outside of California and raising $ from multiple investors based on what you wrote, you will need some type of syndication.

You will most likely either do a reg d 506b or 506c which are sec exempt from registering but still have lots of rules to follow. Expect to spend $10-$20k creating the documents for this.

I can refer you to an attorney if you need one.

I'm working on putting together a few money investors and am wondering how to set up the partnership.

Is an LLC always necessary?

Any lawyer referral to draft up partner agreements?

How do you value sweat equity in a partnership? Im not putting as much capital in as others but will be the manager of the investment.

Thank you im advance for any and all opinions.

I have heard of some people renting a place and then using it for short-term rentals. Does anyone with experience in this want to get some coffee and chat?

@Brock Dowis That could work, if they are willing to work down in Clairemont. I just sent a connection request so we can discuss it there. Thank you!

Hey All,

I had a handyman do horrible work and now need to replace all the tile in the shower and potentially the tub too. Any recommendations would be greatly appreciated.

Hey Everyone,

Newbie investors here! We have a couple of properties already in San Diego, CA but are looking to out of state to grow our portfolio for better cash on cash returns. Any advice or suggestions are welcome.

Thank you in advance!!!
