@Jason Mayberry, yes I liked the idea of no money down and rolling the fee into the overall cost of the mortgage. Plus my realtor was a part of this nonprofit organization that gave a $2k stipend at the end of  closing to go toward any fees so it ended up working well.

Hey @Jason Mayberry Im also a disabled vet (80%) and also in school. @Dan Mackin is dropping some major jewels up there. What i did starting out was a similar hack. A 4BR single family home and rented out 2 of the rooms. Could have done the third as well but I made it an office for the three of us to share. I was cashflow positive and hacking without knowing what hacking was. Your campus should have a VA rep. Hit up the VA representative and let them know you have rooms available and you can get hooked up with the other vets at your school who could be looking for a room. Its cheaper than campus housing and more fun in my humble opinion. The VA can be a tough organization to crack but using it as a network can be much easier.

Thanks @Jonathan Makovsky. Looks like some good stuff. I was purposely a bit vague to get the good scoop from you guys but it sounds like a good presentation with accurate numbers goes a long way to building a sustainable chemistry and relationship.   

I'm looking to find a reliable builder that can produce a quality product. I have an unconventional home plan using recycled shipping containers in mind. If you know of any good contractors that can make it happen, Id love to speak with em!

Any investors out there have any pet peeves that would automatically turn them off from doing any deals or partnerships? It could be anything from a disorderly paperwork presentation to ill structured deals. Literally anything that you've dealt with thats lead you to say, "I don't think I could deal with this person". On the flip side, what would you like to see? Any pet peeves that give you a good sign about a possible investment?
