I have several homes in Jackson. The cash flow is great. The houses are really affordable. I'm currently looking for a local banker in Jackson Mississippi because I would like to refinance my portfolio of homes there. If anyone knows of a good local lender please let me know.

Like @David de Luna I have local properties that I manage myself and out of state properties that i have a property manager for. It's mostly your tolerance. It's not about the work or the time, for me, but I reach a point where it is taking up too much of my headspace. And when that happens I can't be productive in other areas that include financing, finding more properties, etc. 

I've only just started using a property manager for my out of state properties and I love it. It's a magnitude more scaleable. And feels truly passive.

Hi Brett. Hang around the forums focused on New Orleans. When you notice someone saying something smart connect with them and ask if they would consider meeting you for coffee at a place convenient for them. You'll get a lot out of it. Most people will say yes.

We should have an in person meet-up in the park. I actually think if we were reasonable, and presuming it's not a mob scene, which I feel is a safe presumption, we should just say we're going to gather in Armstrong Park. My guess is 10 or 12 people would show up. Prevalence is low in the city now, lots of space outside, and meeting outside is much safer than indoors. I'm of the opinion we should go for it, with some safeguards, reasonable agreed on protocols.

Hi Gerald. Curious why you chose New Orleans for your long distance investing. I live in NOLA and own properties but recently I've been finding my best deals (I hope) out of state. Though I do see huge benefits to owning a single duplex here.

Thanks @Allan Smith. I'm not currently using a realtor, this time. I was planning to post on the MLS with a flat fee broker. Though I might change my mind.
