I've also found hard money lenders a great resource for lists of distressed owners of units. Nice thing about HML is they are easy to convert into a lender.


These seem like some great pieces of information I really appreciate it. I'll put them down in my notes and take them under consideration. What is a large enough mailing that would justify a standard standard? Thank you for taking the time to answer my question!

You can do bulk mailing for cheaper but I wouldn't suggest it. Besides, if you can't afford stamps, you can't afford a multi family property. No offense. It's the mindset that matters. The taxes, insurance, legal, upkeep, vacancies will drive you nuts if a few hundred dollars ruins your day. ;-)

 When foreclosures are common, (which they are not right now), I send out two thousand letters a week. But I make a ton of money on the other side. 300 letters a month will eventually get you there, but plan on it taking a while.


Thank you for your reply! It's not that I can't afford to send them out. I'm just getting started and putting things together. I'm trying to save any dollar I can at the moment until things pick up. Even if it takes me a little bit longer than expected I'm okay with that because I don't plan on going anywhere! Again thank you for taking the time I really appreciate your input!
