For those of you who have leases where the rent is based on revenue generated by the lessee, what rates are you using?  Do you charge different rates for active and passive revenue (lessee operating a business vs lessee subleasing)?  I am considering a revenue based rent for a land lease and am curious what rates this community is utilizing.
