Amen, Kevin. Cream rises to the top. Make your rentals the best value in the neighborhood and you will prosper. Many aren't willing to do that. No worries, good investors will be waiting for those properties, too!

Good Advice, Chuck, and much appreciated. We are very numbers oriented. My wife is a hotel asset manager and CPA in her daily profession and tracks every penny of every deal. We'll step carefully in the market.

Hi Matt,

My wife and I have held all six rental units we have acquired so far. We want to hold them for the cash flow it will bring to replace our current incomes during retirement. So we plan on holding a growing portfolio for that purpose. We will flip others as opportunities arise for raising capital to reinvest in chunks. Our best option in financing so far has been in creating relationships eight local small banks. If you go in to them well prepared with solid numbers, they will be willing to invest in you. I'm not familiar enough wth the forums yet to refer you to a good one on rentals. I'm sure there are many here.

Thanks for your reply, Kevin. I've heard that Killeen is primarily a renter's market. We want to build a strong "buy and hold" portfolio as well as doing flips that make sense, so Killeen. May be a better market for us in that regard. It's nice to get the connection and will definitely try to work together in the area.

Hi, my name is Steve. I am a Jr. High School teacher of Engineering and Technology. My wife and I own six units so far and our goal is to invest in both buy and hold and flip properties. We are looking in the Katy, Waco, Killeen areas of Texas currently for single family and multi unit properties. BP podcasts have filled much of our time traveling to Waco on weekends as we currently work on a Reno there. We are both looking forward to building investor relationships on BP.
