Ok I've sat down with a couple property managers and companies and I'm going with reliable they have 1300 properties locally and the best prices. The owner spoke with me for over an hour and was very open about every part of there business. Steve Ferguson is another highly recommended but he doesn't have his own people to do maintenance and repairs so hes paying top market prices for that stuff and he charges half months rent for new tenants. Reliable has all in house maintenance and excellent in house prices. So I guess I'll see how it goes on my 5 properties. How that helped guy let me know what yall think. Oh pristine never called me back so I dont know about them and premier aren't take any new properties right now.

@Brett Wagner I would take the emotion out of it and run the numbers on your property that you live in right now on BP rental calculator and try not to bias(which isn't easy on your personal property). If it makes sense as a rental then you have a option if it doesn't then keep going on your planned track. Remember things like the 1 or 2 % rule and what you want to cash flow to make it worth it. @Tom Keith hey Tom I was wondering also who else do you know that manages I'm trying to set up interviews with managers I am closing on 5 properties and need a manager
@Matthew Miller if you Google Steve Ferguson realtor longview tx that's his number tell him I sent you he is my leading choose right now but we will see. I cant post the number on here BP wont allow it
@Matthew Miller I'm in the same hunt right now and I'm setting up interviews with different management company's so I'll keep you posted about that. As for reliable I have a friend who works for them and some other people who have used them with no issues but not a personal recommendation from me. I will keep in touch about what I find out.

Reliable management and a realtor named Steve Ferguson also does property management I'm in the process of finding a good manager and his name keeps coming up

Ok well I just bought 5 properties all at once it's my first 5 properties in longview Tx it was a great deal but now I'm a little overwhelmed only one property is vacant and I'm starting to show it. So guys and gals what do yall use such as web sites apps and such to screen tenants? Thanks in advance for talks help.
