I don't have MLS access either. You can see sold prices on zillow, and the sold homes section of realtor.com, and probably on other sites.  Keep in mind that there are other details that you won't know that affect the price, like cash back from seller for buyer closing costs, or type of financing.

 I was using realtor.com, but for some reason the sold section here in Wichita, KS only shows N/A or sales price unavailable.  I will try again with Zillow.  I appreciate the feedback.

Thanks for the warm welcome everyone! I am trying to adjust my schedule so I can attend the REIA group that is meeting on May 5th, but I will definitely be at the other REIA meeting on May 8th. I hope to see you all there!

I was talking about real estate with a coworker and she told me about the podcast.  From there I learned about the website.

My name is Stephen Burtin and I currently work as an accountant in Wichita, KS. I have been interested in real estate since high school, but I just never took the leap. I suppose I was waiting for an ideal time, but it has become obvious that the timing will never be ideal. I decided to get serious about my dream this year after finding the Bigger Pockets podcast. Since then, I have joined a couple of local REIA groups and I am reading everything I can find about real estate.

I am still working on my business plan, but my goal is to become a buy-and-hold investor in single-family and multi-family homes using the BRRRR method. I feel that this method would give me the best cash flow available in my market while also providing an exit strategy if the actual amount I can charge for rent does not meet the necessary value for cash flow. This method also fits with one of my personal values of leaving things better than how I found them.

I hope to accomplish my goal by building a strong network through Bigger Pockets and the local REIA groups. I lack experience, but if I can do anything to help you, please do not hesitate to reach out to me. I have a lot to learn so any experience would be a welcomed challenge for me.
