I am wondering the same thing, he called it the "3rd notice" postcard or something like that.

@AC Cooley Thanks for the info, colleague request sent!

@Shaun Reilly Thanks to you too, I've found out that at least on this deal, the spread just isn't there.

@Aaron Mazzrillo @Dev Horn I definitely agree with you guys, every lead is giving me invaluable experience, whether it works out or not. I can't afford not to pursue any lead at this point.

I had a lead come in today from a seller that has a property in downtown Atlanta, where other properties have recently sold for as little as 3 to 4 thousand dollars. I am a beginning wholesaler and want to know if anyone has experience in wholesaling these super cheap properties and whether or not I should pursue this or just let it go. Any input is greatly appreciated!

@rashaan grant I think it was Matt Theriault that says when the seller says "how'd you get my information?" He responds "You know I'm glad you asked... I buy properties in the area and your property fits my criteria, most people don't call me back. But those who do are usually interested in selling... Is this your situation?"

I thought it was pretty good

Hello everyone,

I finally made it to the forums after listening to nearly every episode of the podcast. My wife and I live on the NW side of Atlanta and our goal is to wholesale properties in the area. We are finally to the point where we feel we need to take action on the knowledge we've gained.

I am currently a delivery driver and my wife is a stay at home mom of our 2 little girls. So it will be very fun and challenging to start our investing career.

We are looking forward to jumping in and can't wait to network network network with other people in our area! Thank you biggerpockets!
