Evict. Don’t wait.

Ask me how I know. Rehab, gets halfway caught up and a relapse.

Ohio doesn’t require one for an agent. It does require an associate degree for a broker.

@Jordan Lucas. Ask Graham Stephan. He was licensed at 18. He did a lot of grunt work to get started. Leading and doing open houses for other agents.

Look him up on YouTube. He introduced me to BiggerPockets

This guy shows that you can build wealth when you have no money to start with.

He would be a great guest for the podcast.

Probate is done.  One brother refused to help pay back taxes.

My brothers and I inherited my fathers farm.  One brother is completely out of the loop.  He refuses to pay any taxes or help in any way.

I know I can force a sale, but don’t want to do this. I’d like to buy him out.

How do I structure this so that I own 2/3 and the other brother keeps his one third?

I had a tenant with an 18 year old son. I was working in the duplex unit next door and the kid had a dozen 5 minute visitors.

Now back in the day I knew folks I could visit for five minutes. They were selling weed. I’m not stupid.

I sat down the street and recorded it on camera. I showed the video to his dad. His dad put a stop to the idiocy.

Smoking weed, mind your own business. Selling weed? That is your business. A landlord in Chillicothe Ohio lost her house as a public nuisance due to her tenant selling drugs out of her house.

Where was this that a landlord lost her house for selling drugs?

I do 60% of my business in Chillicothe and haven't heard of a landlord losing their place over it. I have for a homeowner who's child was making meth and got caught multiple times cooking, but not a landlord.

She was being interviewed on tv.  The city had filed to take her house.  I am unaware of the outcome.
