While this will be my first investment property, my offer will still be contingent on the inspection and walk-through. Hopefully this will give me the opportunity to assess the property more closely and make note of potential repairs needed. This might also give me the opportunity to have a contractor walk through the property as well, if I can find one.

In my analysis, I've included what I think is an ample budget for repairs and rehab and the numbers still are within my targets (i'm planning on buying & holding). However, I understand unforeseen things occur so I need to be prepared.

Hi BP Community-

Is it prudent to purchase a property that needs rehab before you have locked down a contractor to make the renovations? I figure that I need to move fast on a "good" deal and then try and put the pieces together after the purchase. What's are pro's and con's of not having a contractor in place before purchasing the property?

Hello all! I'm originally from Murfreesboro, TN (I wonder who's knows where that is... ). I've called Atlanta home for the last 6 years where I currently work in the digital advertising industry.

I have grown more and more interested in real estate investing over the past year and I'm finally at the point where I'm ready (and able) to pull the trigger on my first property. I'm interested in buy and hold investing, and hoping that multifamily properties will be an area of focus for me. We'll see how that goes!

I have lots of questions about REO's, house-hacking, rehabbing, deal analysis, where to buy, how to spot deals and move on them quickly etc, etc, etc... I'm pretty much a sponge at this point.
