@John Errico That’s really great information and kind of you to share your experience. Do you feel a cash flow investment in East Orange or Irvington can weather the storm of a market correction? My concern are taxes relative to the rents, and vacancy loss. And, would I expect prospective tenants bringing State vouchers? Thanks John.

@Ben Lanman | Hey Ben, Happy holidays. Ironically, My wife & I live in Astoria. I work for KW, she works for Pfizer. I’m looking to launch our first Project early 2019 in Essex and/or Union Counties, but not limited to. I’m considering a JV Agreement with a General Contractor. I’ve been fitting the cornerstones in place, from LLC, CPA, Attorney, Lender, General Contractor and importantly consultant. My interest are multi family, preferably hold, but limited to other exit strategies if the numbers make sense. I’m the boots on the ground guy, overseeing and/or getting my hands dirty in the early stages to take flight. We bring $50k and holding cost to the table. Long term like you, we would consider a larger project out of state such as 16/24 unit. We should get together for coffee. Cheers,
