Also, what are typical closing fees? The agent sent me a bill that is over 4% of the property price, and is asking me to pay for 100% transfer fees. Is this correct? Thank you for any guidance you can provide!

Hi all, I am in contract for a property at 385k, the realtor just sent me the estimated buyer closing costs of $15,765 - is this the average? The title alone is $2,650, and I don't see it being split with the seller. I'd greatly appreciate any insights. Thank you.
