My family lives in Rapid City (I lived there for a while but haven't since the 1990's) and I'm considering getting into the market there. Would love to connect with some local investors. Is there an email group for this meet up? I visit often and would love to attend if a meeting happens while I'm in town. Thank you! I look forward to the opportunity of meeting you all!

@Jeffrey Gignac How is Cozy.co working for you?

I'm trying to choose between a few different companies (PayYourRent.com, Rentalutions and Cozy.co are the top 3 contenders from my initial research). I would welcome any shared advice/experience anyone has had regarding any of these companies. Thank you!

Hi Doug,

I'm new to Minnesota (my job likes to relocate me every few years) and I'm in the market for multiplex. W 7th has actually been the area I'm most excited about. This will be my first investment. I'd love to hear about the 4-plex since you're not interested in it, it may work for me!

I wish I had experience to help you with flip/remodel, but I'm pretty new to RE investment of any type. But I'd be happy to be part of your local community!

Have a beautiful day!

The floors seem to be in decent shape...aside from the odor, of course. Thanks for looking at this!

My wife and I are considering buying a home that was occupied by the same owner for over 50 years. The house smells like urine and after asking around, I've determined that it wasn't a pet but the elderly former owner. Ugh! I can handle animal urine, dealt with it multiple times but HUMAN URINE?! This is a first for me.

It's on the main floor of the house, all wood floors. There are no stains, so we're looking at a whole floor treatment. Maybe I can rent someone's hound dog to sniff out the offending areas, but I'm not optimistic on that. :) The floors are nice and I'd like to not have to replace the whole first floor of them. Is there anyway to salvage this? Does hydrogen peroxide work on human urine? All of the enzyme products I've found are specific to either dog or cat, I can't find a single one for humans.

Thank you so much for any experienced advice on this. I appreciate you taking the time to read my first ever post on BP!
