Purchasing the property subject to the seller's mortgage is ideal when: (1) seller doesn't have much equity and (2) their current mortgage has a great rate (less than the current rate). If the seller doesn't have a mortgage, then he has equity and that's when it's ideal for the seller to finance your purchase for terms. Terms are negotiable. When seller financing, ask him how much he'd like to get per month and for how long. Then work your way back into the terms. Hope this helps!

Hi, the key is getting an actual business credit card using the business's tax ID, not your social security number. If it's your first business activity, the bank or card company may require you provide a personal guarantee in case your business defaults or doesn't pay but the card is in your business's name using your business's tax ID so it'll report to D&B.
