Hello!

I live in Washington state and have been wanting to expand my portfolio to out of state investing for a while now. I would love to chat with any investor savvy agents. My goal is to maximize income, I'm thinking mid-term rentals. Potentially open to short term if we have a solid team and of course long term if the cash flow makes sense. Maybe I'm not understanding correctly but why is insurance covering this ? Would they not just assume you were negligent when having the water turned back on? i havent dealt with insurance much but I do know they're usually a hassle haha

Not sure if I put this in the right category. 

Earlier this year my parents helped me in purchasing duplex. Their name is not on the mortgage but we split the profits. Now I'm not quite sure how the taxes work but is it possible for them to reap the tax benefits as well? Who should I talk to about this to ensure we're both seeing the benefits?

Another question is how have you all structured deals with partners? I'm planning on having another individual on the loan to qualify for an investment loan as I do not currently have the large DP needed. This is specifically for rental properties. I'm curious as how to handle things such as who does the marketing, tenant screening, late night maintenance calls, showings, lease signings, having the last word on whether or not something should be done (like spending money on a contractor instead of doing it ourselves), etc. Would you recommend one partner provides more cash and the other partner is responsible for the previously mentioned duties? How do taxes work here?

I've received an application from a tenant and I'm confused about the credit report. They have no credit used, no monthly payments, and no debt. They filed bankruptcy 5 years ago however their credit score is >700. I also noticed that their credit report didn't have any employment history. Does anyone have an explanation for this? I've attached some images, if it's against the rules or whatever let me know and I'll take it down. Figured it'd be fine as it's anonymous. 

My first thought is I shouldn't rent to this person. But I did get a good feeling when I met them. Any thoughts? Thanks!
