Great to hear your story. Sharlene, you have experiences that you will be able to use when you start making deals. I call it ā€˜life experienceā€™ which is always happening and on a continuum, always refining and maturing. You coming to this forum is a first. The Bible says, Iron sharpens Irons!

Age is just a number. Life is amazing in that things can happen for you at any pace regardless of your age.

Iā€™m a woman too and starting out mid career. And I bring experiences into this field that are unique.

Women are very analytical, a known fact. Also, we like details.

I had never owned a home. In the past one year, by the grace of God, I was able to purchase 2 personal homes and I am about to close in two weeks on my first duplex.

So you see, life, that is, God, has a plan for you. Believe that!

My friend wants to obtain a real estate license in Nevada, where she resides. Does anyone have any recommendations regarding reputable course/programs that offer RE license in NV at an affordable cost?

I definitely will vet the dry fog company and make sure the mold is prevented and eradicated. Itā€™s a solid investment so Iā€™m reviewing all angles and I beyI will ultimately move forward with it.

I see...I was thinking the same way. Especially since it would be a buy and hold. I will see what the cost would be. I agree with you that it should not end the deal. And the key is prevention! Thank you!

Thanks John. According to the inspector. the duplex has too much insulation and not enough ventilation in the attic which is where the inspector found the mold. Itā€™s very expensive to remediate and although I really want the duplex, it may be more than what I could financially handle. BummeršŸ˜’

Good day! I have a duplex I am highly interested in purchasing. In fact, close to pulling the trigger per se. But, inspection came back revealing mold in the attic.

Seller wants me to split the costs to remediate the mold. Iā€™m fine with that but seller wants to use dry fog method to remediate.

Iā€™m new to all all of this. Has anyone had similar scenario and if so, what are some ideas or should I just walk away.

Is dry fog effective at removing mold? It seems to be less costly than other proven method by a wide margin.

I donā€™t want to ā€œsweep it under the rugā€ and make sure the mold is removed for good.

Iā€™m a Medical Doctor. Been in practice for 16 years as an Internist. I wish I started real estate investing years ago. I do not plan on retiring in medicine and will be phasing out once my investments start booming. Medicine will done on a charitable basis for me.

I have a Masters degree in Health Ed and currently working on my MBA.

I donā€™t regret higher education and I wholeheartedly applaud those who do not have all the degrees and are super successful in investing and business.

I often think about obtaining a real estate license but I will first see how my MBA goes.

All knowledge is good and I plan to implement all that I have learned thus far to enhance my investment career.

Thanks! That was easy! Also, are you hiring an property manager or will you be managing it yourself? I guess there are pros and con either way. Additional expenses with a property manager vs the time investment if you DIY.
