Soo.. I'm in a bit of a pickle! I bought a mobile home from a private person when I was 23 years old, and I have the promissory note. I didn't however get the title because I didn't know how that works. I've been paying this person for 6 years now, and this is the second time he's messaged me and said he's not receiving payments.

However, I have all receipts from his bank deposit and copies of every check as proof. I got suspicious and called the tax office. The tax office lady knew him by name and said "he doesn't like to put the titles in ya'll's names. You're probably going to have to take him to court."

He never even got this home put into his wife's name, who I'm paying. I've already got the original owner's name. I'm trying to figure out who the original lien holder was, so I can see if it was even foreclosed like he told me. Anything?? Anyone? 

I will never make this mistake again.

Does anyone manage or own rentals in a primarily college town? Do you do different type of lease agreements based on the college semester or are students responsible for the summer months as well? (Sorry if this has been posted before -- I couldn't find it anywhere)
