Hey Everyone! Was wondering if anyone knew who might finance a Metal/Steel Frame home in GA? I know there are many in Texas but I'm having trouble finding banks or credit unions that do this in GA.

Hello Everyone!! There are some houses for sale in my hometown that are mostly 35k and below. There are tenants in all the properties and they have been long term renters. I would like to know how to analyze the deals. The man who is selling them I believe is retiring from landlording. I'm not sure that the properties will increase in any value. I'm interested in purchasing a couple of the homes but I'm not sure if these are good deals or not...Looking for some advice. Thank you! 

Yes we are planning on more research. The owner is motivated to sell because they live out of state and are tired of the haggle. It's a family home and they just want out. The property is under Section 8 and gets inspected once a year. 

Thanks @David McLean According to the seller the appliances were updated in 2010 and the hardwood floors are in good condition. CHA was updated in 2011 as well. I'll be asking about electrical and plumbing as well.

House for sale at $55,000 with 10% down. 30 years at $246 a month and $85 a month in taxes. It's currently renting for $670 a month with a tenant that's been in it since 2011. The home is 4bedroom and 2 bath built in 1951 and it's 1900 sq ft. What other info do I collect to analyze this properly?

Thanks @Mike MakkarYou gave me a lot to think about!! I'm still new at all of this and I was wondering what all I should be actually digging into when approaching a deal like this! @Gary HeadrickI was asking the same question!! Why sell if this is such a good opportunity and I would love to know the motivation behind it! If it was me I know I wouldn't be selling that kind of portfolio unless I was dying or something!! Lol!

Hello Everyone!! I'm totally new to Real Estate Investing and wanted to ask if you all thought this was a good deal I came across! 

Someone is selling their 2.4 million dollar portfolio comprised of single family homes, multi unit properties, and commercial properties. It's producing $280,000 a year with an instant equity of $250,000. He is willing to owner finance with $100k down. I'm new and wanted to get your input on whether this is a good deal or not.
