I have been listening to different podcasts and some mention that high-end competitive markets like Orange County, California could make it difficult to start an investing business. Is this true?

You must understand the fundamentals of what constitutes a good investment. Not every property is a good investment, not every market is a good investment. OC may be terrible for cash flow, but it may be excellent for appreciation. You need to know the difference and how to find deals before you start anything.

I recommend you start with BiggerPockets Ultimate Beginners Guide (free). It will familiarize you with the basic terminology and benefits. Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.

Thank you Nathan for all the resources and advice! Much appreciated

Hi Stephanie. I actually live in Orange County. You also? When you say an investing business, are you referring to fix and flip? I would certainly not recommend buying and holding here because the numbers don't work with 25% down. And the landlord laws are terrible in CA. Also, the entry point is very high. The average price of an SFR is over $700,000. I would recommend you look in other markets.

Thank you for the advise Aristotle! Yes, I live here in OC. What markets did you start out in? I’m thinking of being active in wholesaling and flipping.
@Stephanie Lopez: I am a buy and hold investor, so I don't do active investing. I currently own rentals in Alabama, Tennessee, and Indiana.
You’re in Lake Forest? Me too, we are neighbors! What would you recommend how to get started when I am limited with money?

Hey Stephanie! Are you looking to buy investments in the OC or are open to exploring other markets?

Hey Savannah! I am a little intimidated by exploring other markets at the moment. I know the OC market very well and would like to start there and hopefully branch out as I grow a portfolio!

Hola Everyone 👋

I just joined this forum in hopes to gain more insight in real estate investing. I have a realtor license and looking to grow and learn as much as I can in the investing world! Looking forward to connecting and meeting new people with the same goals :)

Welcome Stephanie! Any specific goals or locations you want to learn about? Are you looking to buy property in Orange County?

Thanks, Scott! I am interested in working and investing in the OC area. I am interested in starting out with wholesaling and then working my way to learning more about the BRRR method. I just do not know where to start! Do you have any recommendations?
