Thank you @Account Closed for your detailed responses! Do either of you attend local REI meetups? My January purchase wiped out a lot of my available cash, so I'm trying to get to know the market while saving up for another purchase, and listening to the BP podcasts on my commute.

I also need to buy Brandon's book on RE Investing with Low or No Money Down as the BRRR strategy still feels too risky right now for me, but could be a possibility in the future.
