Hi everyone! This question is in regards to getting pre-qualified for a loan to buy my first investment. As a real estate investor, do I need a mortgage broker? And if so, what are the pros and cons?

Hello everyone, for my first investment property, I'm thinking about using down payment assistance programs. However, this program is only available to people who are purchasing a home as their primary residence. My question is, if I use this program and live in the house as my primary residence, can I still rent out the rest of it? Appreciate all feedback!
