Thanks @Denise Evans.  Mowing the lawn, etc does however establish ownership or posession, correct?

@Denise Evans I am contemplating buying property that has been on the tax sale list for over 2 years.  There is a home on the property with no residents.  The home has been vacant for a t least 4 years.  If I purchase the delinquent taxes and am provided with a tax certificate would I be able to:

  • Mow the lawn and clear the lot?
  • Make improvements/repairs to the home?
  • Update the home/make additions to the home?
  • Would I be able to rent the home or live in the home myself?

Hey @Eric Chatman, The longest it's ever taken me to hear back is about 3 weeks, however, that is only for one very rural county in Alabama.  I suspect that it could take a few months for the more popular counties.  I have been really fortunate to hear back quickly.

@Javaris Lewis, once you find the list of properties, use the parcel number and the alabamagis dot com site to view the parcel. After you get to that site, choose by county. The site lists a lot of good information, like previous owner name, address, lot size, if there is a building on the lot.  I usually Google the address afterwards before venturing out to see the properties in person since I live in Georgia.

Hi @Javaris Lewis, @Eric Chatman gave you the best advice, plus there is no cost.  They (Dept of Rev) update the site pretty frequently.  I am on the site at least once a week and have already purchased 4 properties just from there.  It's pretty simple to inquire and purchase, but it's after making the purchase that I need help with.

Hi @Lynford Pilgrim.  I think @Denise Evans is saying that you personally have to have continuous possession

of the property for 3 years.  I now I saw the "3 year" mentioned on the Dept of Revenue site, and I thought the same - that it was clear after it had been taken by the State.
