Thankyou, is that something you just plain ask the seller? If there are any liens on the property or if it’s paid off, exc..?

I see what your saying, yes that absolutely makes sense. I did not consider that , gives me something to think about. Thankyou for your information! I’d defenitly start in the residential area

Most agents start out in residential real estate.  There are lots of ways to narrow your focus in that space.  You could become the town house expert in a certain area.  You could become the Queen of high-rise condos.  You could become the horse property expert.  I wish I would have given that more thought when I first started.

Do you mind explains that a little further? For example only doing business in certain zip codes or what do you refer to.

One thing I’m not sure of is when you find a motivated seller, what happens if they still have a loan on the property or they are upside down or have liens on the property? How dose that come into your offer?

Hi Todd, I also was thinking the same thing almost literally. Thinking about wholesaling I thought well why not just become licensed to make the deals? Most states you need to be a realtor for at least 2 years before you can try to apply to be a broker apart from more schooling. So I also felt like hey why not get your feet wet by becoming a licensed realtor. It can open doors you will need later, and possibly do wholesaling on the side as-well. Those were my thoughts on it, hope it helps.
If your looking at houses to possibly purchase , also take your contractor and he might be able to give you a rough estimate on the spot to get a idea

I’m currently in the process of becoming a licensed real estate agent in Nevada and your required to work under a licensed broker before you finish the application. Any company’s you guys recommend? Ty
