I manage MTRs in the Charlotte market. Most of them are doing fantastic but we have 2 properties that are located in areas that are over congested with competition. I’m seeing a handful of furnished listings go up for sale on a daily basis. I’m seeing individuals (especially those with arbitrage units) sell off their furnishings on a daily basis. 

I like what you’re thinking! I own my firm in Charlotte, am an active investor here and manage MTR properties. Charlotte’s been a gold mine in the MTR space. I’m curious why you’re looking into OH. My fiance/business partner is from OH and refuses to invest there for a myriad of reasons. However, like you, I see potential. I’d love to connect!

I agree with your views on it. In my market (Charlotte, NC), there are specific pockets that are doing really well and others that just aren’t performing due to a ton of competition and the simple fact that January is overall a slow market here. I’m seeing many STRs drop out of the market, especially the individuals and companies operating via the arbitrage model. Our properties and the ones we manage have been performing beyond our expectations and I expect our business model to do really well through 2023.

I’ve seen it all as well. I think they’re all just figuring it out 😂 I work with a few great mortgage brokers who’s rates are typically half a point less than retail lenders but this week, they’re not much different. I guess it also depends what type of loan you’re seeking as well.

Sounds like rental arbitrage to me. I would tread carefully and make sure you do your due diligence on the individual and the company. This is a popular way for some to get into the STR space for those who don't have the capital to purchase the property. With a well-qualified individual or company, it's a win for you. You get your rent every month and they make a bit of money as well. With a non-qualified or inexperienced individual/company, it could be a major issue. Make sure to change your insurance policy to cover STRs!

I work with many out-of-state and sometimes out-of-country investors with their purchases and with property management. We are currently looking at a property in TX for a personal investment using the same MTR strategies that we have proven successful here in Charlotte.
