Thank you I was unaware of the 90-day limit. The inventory of STR in dc is huge does that mean they only list for 90 days? Or is there a caveat that I am missing

Hey guys, I am looking to add Airbnb/Vrbos to my current portfolio but the DC area is so competitive that it’s been difficult running the numbers to find properties that make sense. I have a pretty good system and calculator to purchase long term rentals that cash flow positively but STRs have a lot of unknowns. What if I am not booked enough in one month? Cost of furnishings? Cleaning and turnover? Management fees?

Any help would be appreciated, especially from locals who are currently doing this and seeing success!

I have also learned that I can do STR without actually acquiring properties (meaning renting), is that legal? How do the homeowners agree to let me use their units as an airbnb?

I’m eyeing a property in Mount Pleasant, i am out of state. Is that considered a good meaning safe area to buy duplexes in?

@Tyana Blackledge Hello Tyana, I smiled reading through your post because that’s exactly where I was and how I felt when I started. I live in the DC area too (Fairfax) but I have been investing in MD and in the south. I will be more than happy to connect with you and give you some insight especially for Baltimore. I am starting a flip there myself.

I know how it feels not to have friends and family who speak the same “language” as you (talking about your RE journey here).

Looking for a property manager who handles small portfolios in Saint Louis

I am currently analyzing 2 remote rehab opportunities (out of state) and would like to make sure I am taking into account all factors. This will be my first rehab, I have experience buying turnkey rentals but never did a BRRR.

Here are the numbers for one of them

Off-market price purchase price 40k,

estimated rehab cost 30k.

Market rent in the area $900

ARV $90-100k

What other metrics should I be looking at? Does this look like a good deal?
