I had almost forgotten about this, but noticed it in my profile.  Here's the follow up.  The good tenant is still in the apartment.  His brother came and lived with him for a couple years, but caused him so much stress that he lost all kinds of weight and was in some kind of isolation depression. But now he is healthy again and doing great.  The "bad" tenant's dad found out what the son was doing and came with his truck and moved him out.  Thank God for parents!  All is well.  It is fun to read your comments.  I'm still looking for a gorilla volunteer just in case.

You can't really evict one without evicting all, unless you modify the lease. I would prepare a lease addendum that releases both of them from the old lease and replace it with a new lease that only covers the one tenant. If the one tenant is the only one paying rent, then you need the other guy off the lease. If he then refuses to leave, you can evict him occupying a property without being on the lease. If all he needs is an eviction letter, then it will cost you nothing. I would look for a solution here or you risk losing your good tenant too.

 Thanks Joe!  This seems like the best approach.  The lease has one more month.  Maybe they want to terminate that one and start up a new with just the long-termer.  Then, if needed, the other can get his letter, but we can approach it cordially.

 Actually, the guy has legitimate problems with his ankles (he has to wear braces) and wrists, but he used to walk over a mile to work; and then got a job half a block away that let him split his shift...I have no idea why he walked away from that. Any gorilla volunteers?

So, I have 2 tenants leasing a 2 BR.  One of them walked out of his job 2 months ago and won't pay his share of the rent or contribute to cleaning the apartment in any manner.  The other tenant is covering the rent, but wants him out.  Now the quitter is telling me that he wants an eviction letter to help him get his disability.  The good tenant is long-term and never wants to leave!  

Has anyone had a tenant ask for an eviction letter?  I don't really want to help him milk disability, and since rent is paid, do I even have grounds to evict?  I suppose I can find something.  His room-mate told him to be out in 30 days and even found him some boxes, but no movement so far...only gets up to use the bathroom.
