I was wondering if anyone could give me suggestions on where to find lower priced homes? Im looking for the homes that are possible total rehabs, but are selling for LOW? Again, new to this and looking to start out small with no mortgages in the Indy area. Thanks

My best advice is to shop your comps...have someone go in interested in renting. Get all the info that way....you find out so much more this way. Shop them on the phone, make an appointment, go view the place and get pricing info...

This is how I feed my family. I have worked as a Property Manager for property management companies and private investors for over 10 years.

Although I have had experience with some shady pm companies, for the most part they are very successful and great tools for investors.

I do everything for my investors, I see it as the more money I can put in their pockets the more they put in mine! Plus, the success of the investor that is using me as their pm is a direct reflection on me. I am success driven therefore strive to make my investors money!

Everyone has great advice! Although we would like to take things on a case by case basis, you must be very careful not to violate fair housing laws of your state. This could be a nightmare! Here is my process for EVERYONE.

Complete a rental app
Provide their last 4 paystubs (all working adults)
Run credit check (this for me verifies possible rto clients)
Criminal Background Checks
Landlord verifications for last 2 years(and addresses that show on credit report)
Sex Offender check(know one wants that kind of drama)
Plus phone interview.

Im just a stickler on tenants. I understand when looking at credit, that bad things happen to good people...I just want to make sure I do everything in my power that my investors are not the good people and the tenants I place are not the bad things....
