Hello my fellow BP Fam, I am looking for a seasoned realtor with excellent knowledge of the Texas property investment environment. How to find good deals, unconventional financing options etc.

I have made many avoidable mistakes, partly by working with realtors who could careless about educating the investor on how/what to buy or not buy. It was mainly about making a sale. I need a person with a passion for making meaningful sales and building a mutually beneficial lifelong rapport with their investors. I win / you win! 

I can really use a mentor as well. It is rather unfortunately that I can't build these relationships organically via
networking face2face as I currently work overseas.  

I appreciate serious and genuine postulations in advance.

Something I am seeing real time locally (I'm just a guy wanting my next deal), is there is limited inventory with the same hungry investors circling, and prices seem to be up a little. 

My same sentiments Michael! Houses in the lower 300k are flying off the shelve like hot baguettes and much so with multiple offers. Unlike Patrick who's able to relax at the sight of this soap opera, it's giving me FOMO nightmares. Not a single so-called expert REI forecaster seems sure enough to take a FIRM stance as to whether we should "buy now or wait 6-18 months". What's a rookie REI to do?

@Fredy, I feel the exact same way. I have however gathered a tone of knowledge simply by combing through BP. 

I am looking to increase my portfolio but don't know where/how to decide or find the following: 

  1. Best type of investment for me, 
  2. How to find good deals
  3. Which areas to target (am I ready/capable of making an out of Houston investment)
  4. Good investment realtors 
  5. Good investment lenders
  6. Good landlord insurances
  7. How to run numbers 

@Brad Tabor, I've made a few ignorant investments and want to do my homework so I can cross all the "t" and dot the "i" this time around. I feel the same way about the BP calc...yours on the other hand sounds very interesting. I've developed one in excel as well but not as elaborate as what you've explained. Please share your calculators (PM me) if you don't mind.

I appreciate all the support I can get.

    Hello Fellow Houstonian REI,

    Like @Mark Gilford and many more, I am a new BP & REInvestor in the area looking to learn as much as possible about the REI world and the Houston market in particular. I dove into the process head first by acquiring 2 SFH in the area right before hurricane Harvey in 2017. I was very fortunate that neither of them were affected (long sigh of relief). Following the wealth of knowledge I've gathered so far from readings on BP, I feel as though I was clueless when I bought the properties.

    Though currently a passive buy&hold SFH REI, I am looking to expand both my knowledge and portfolio in all suitable categories, and meet fellow investors and service providers in the sector. It is so hard to weed-out good information from all the crab we have on the internet and have greatly appreciated reading your insightful opinions on BP blogs and posts.

    All advice is most appreciated and I look forward to meeting y'all. For some reason I can't seem to find a landlord insurance online and would like some recommendations.
