If you are a licensed real estate agent why do you have in your comments "Try to keep RE agents out of the deal". I really don't understand your point. You were paid a commission for buying the home too.

You have your own life, and the neighbor his... If you keep distance, and don't get involved in anything with the neighbor it will be peace. It is what I do when my neighbor's wife call me not nice names when I go to pick my mail because I am Hispanic. I will not get involve in a fight, keep my mouth shut and I walk away.

The Seller Warranties Section of the AAR Residential Resale Real Estate Purchase Contract requires that all heating, cooling, mechanical, plumbing and electrical systems (including swimming pool and/or spa, motors, filter systems, cleaning systems and heaters, if any) be in working condition.
