It is becoming more and more difficult, but it is possible. I'm an HML, so my clients can use those lower DSCR ratios. I'd join some REIA groups in your area and see if anyone has any off-market deals typically, you can get better value on those properties.


 Definitely I will. Just looking to best return on my money.

Hi Logan, thank you for your reply. Hello everyone! I am somewhat new to real estate (there are several apartments that I successfully rent out) and I have a question regarding DSCR Loan . I have a fairly impressive amount for a down payment and I'm wondering how to properly use it in real estate. In my situation, I am considering investing in an multi-family building with a positive to get a positive cash flow using a DSCR Loan . How to correctly calculate the down payment when purchasing in order to achieve that? What's numbers should I consider when buying an multi-family? The down payment requirement for this mortgage is 25%, but I'm not sure that would be enough for positive cash flow in this market. Any suggestions?
