I just got done using affordable roofing systems and they did a good job on a difficult roof and were way less than every other place I called.

The Tampa market seems to be very strong, and there a few areas that should definitely continue to remain strong for the next 5-10 years. There is a lot of money being spent moving people (of all demographics) into the urban core.

Unless you're building with the lowest level of materials and the lowest tier of contractors, and even then, I don't believe it.

 What would you say is a fair estimate for price per sq ft to build a 4 or 8 unit structure?

You have options for owner occupied MF property all over Tampa. It all depends on where you'd like to live and where you will be working. Closest to downtown, Tampa Heights and North Hyde Park are the neighborhoods with commercial $$$ being dumped in, and Riverside and Seminole Heights being gentrified as well. I'd say these are currently "C" neighborhoods. I've found that it takes quite a bit of digging to find deals here, although there are deals to be had. I think it is probably smart to rent an apartment for at least 6 months, to get a feel for the area and do your research with your boots on the ground. You can get a really good feel for neighborhoods driving them, and I think that goes especially for the ones I previously listed. There are many other areas in the Tampa Bay area, including many options in Pinellas county. I have definitely seen a decrease in inventory in the last year or two, especially in the hotter areas.

I think the east side of the river is the better place to be in, but with that said I have seen some nice homes to the west. Tampa Heights and North Hyde Park are probably where gentrification is going to move the quickest. Soho Capital has finished acquiring all of the land they want for "The Heights", and they should be building soon (Armature works building already being worked on). 

Post: Inheriting section 8 tenants

I was wondering if I could get some advice regarding a situation I am in. I recently put my first investment property under contract and with it comes a section 8 lease. These tenants seem like quality people, and keep the house in relatively good shape. Unfortunately, there is only a mother and two children on the lease, and much more than that staying in the home currently. I believe there are at least 5 people living in the home, if not more like 6-7. In addition, there are two dogs which are not included in the lease or any security deposit to my knowledge. 

I understand that I really have no other option than to uphold the terms of the contract as they are written, especially since I am dealing with the govt. I know these people don't want to lose their voucher, so what do you think would be my best course of action? Do you think that if I went to the tenant with something in writing as well and a friendly conversation, the risk of her losing her voucher for herself and her two kids would be enough to comply? I have a few ideas about how I'd like to go about this, but I would really value other's opinions. Thank You!

Hey Cindy, I'm in Tampa too. First post here on BP, but long time lurker and podcast listener. I have been looking for the last year and finally put my first property under contract in Tampa Heights. I've inherited a cash flowing section 8 lease with (what looks to be) quality tenants. 

There are deals to be had, but they go quickly. I was able to put this place under contract within 48 hours of them listing on Zillow only, no MLS.
