Hello everyone,

We have a tenant who had been renting our property in Queens for the past 2 years. They were NYC Fheps recipients but since they've moved in they have been a nightmare. They have not paid us their portion of the rent and they've also been bringing in people who are not on the lease. 

We decided to not renew their lease at the end of last year and we gave them a 90 day notice in January. They are still living in our property and now the tenant has stopped communicating with us. In addition they are also damaging the property in retaliation. What can we do to get them out ASAP?

@Eric Gomez I appreciate your suggestion on Bayonne. It only seems right since Jersey City is a hot market and so naturally more people will look at Bayonne as a potential place to live when prices start to rise in Jersey City.

Hi everyone,

Right now, I am interested in purchasing investment property in northern New Jersey and was wondering if I could get a bit more insight.

About me:

33f currently living in lower Westchester County.

Work remotely but will commute to job in Manhattan 2-3 days a week

What I’m looking for:

Multifamily and house hack in Hudson, Bergen, Essex or Union Counties

Current budget is at 250-450k.

I would like to find a property preferably in an area that is up and coming and close to the city since I will be commuting. I also have a preference for towns that are very walkable since at the moment I don’t have a car.

My ideal city is Jersey City (previously worked in the downtown area) because of its proximity to NYC but I know that with my budget it would be very difficult to find deals.


Is North Jersey a reasonable option for me at this point or should I reconsider given my expectations? Many thanks!

Thanks for all the replies everyone. I've decided to finish working on the flip and try to finish what I started. I realize that if I were to sell it now I'd be selling at a bit of a loss so its more sensible to finish all of the necessary renovations at this point. 

It will be a bit of a hit for me financially and I'll have to take on a bit more debt but hopefully it will be worth it in the end.

Hello everyone! Recently I purchased my first condo in Hackensack, NJ and was in the process of renovating it to resell. It needed a bit of work but was not in horrible condition. I've already done a few minor changes and the place looks much better than before. For the most part, the unit is almost done and just needs a few improvements done in the kitchen mainly. The only problem is that the costs to renovate are a bit above my budget at the moment.

I have another venture that I would like to participate in but since a good portion of my money has been tied up in renovation costs with little left in my savings, I'm left with no other option but to sell the condo. I do realize that I was so excited to get started at investing that I made the mistake of jumping in without factoring in what the exact cost of renovations would be from the very beginning. I have definitely learned my lesson. 

Does anyone have any advice on what I should do to market the condo to investors that might be interested? Any advice and suggestions are greatly appreciated. Thanks!
