@Bradley Padula Yes they seem happy, we will be asking them at the end of summer for feedback since this is our first rental. And if they are willing to pay a little extra then we will probably go ahead and install it.

@Bradley Padula You are right, 4 years seems like a long time to recoup that expense.

@Anna Sagatelova It would be central air. Also it would be an incentive, we like our tenants and they like the location so it would be nice for them to say. I wouldn't say AC is rare around here but its also not very common.

Hello everyone,

My wife and i own a townhouse that we are currently renting out to a wonderful family. It does not currently have ac, but we were thinking of adding it in at the end of the lease. Would it be acceptable to raise the rent from $1600 to $1700 a month after we install AC?
