Hi! I live in Tampa FL and I'm relatively new in the world of RE. My husband and I have completed 2 fix/flips over the last 2 years, and were considering purchasing our next flip. However a realtor friend of ours said it was a really bad idea right now because property values may start dropping soon. I am now considering buying BBBR properties instead, but my husband still wants to flip. On average it takes us 9 months to finish our flips because we do 95% of the work on our own. However if we did pick up another flip property we would hire out a lot of the work and would aim to complete it within 5 months.

I am hesitant to decide because I really don't know what the experts think about what's going to happen with the housing market, or how fast it will happen.

How do you guys feel about whether to fix/flip or buy/hold this year? Thanks for any advice!

Hi, I need some advice on how to leverage my cash on hand to purchase some rental properties. I have about $80k and im trying to figure out how many properties I could probably purchase if I leveraged that cash in today's market. Would it even be close to say I could put $20k down to purchase 4 properties? Here are some more specifics:

My husband and I have excellent credit, and very low DTI.

He makes about $90k a year, and we have 1 mortgage on our primary residence for about $275 (i believe the home current value is about $350)

We also have a condo we own that we paid in full with cash that is being rented out. I was also considering trying to get a cash out loan on that property so I can leverage that money as well.

I have no idea what a good game plan would be using our cash on hand & our property assets to purchase income rental properties, or how to allocate the money most wisely.

I guess what I'm looking for is someone that is a mortgage broker/ creative Financing that could help guide me in the right direction. Any help/ advice is appreciated 🙏 thanks!

I'm pretty new to fix/flip, have a little experience but want to make this my career. I have over $100k cash, and excellent credit so im set there. However im sooo confused as to a good platform to use to find GOOD properties. There are just so many out there and scammy stuff everywhere 😕

I have come across Property Force, Alex Martinez MLS offers training, and a myriad of others. Can anyone please give advice on what platforms actually have good RE offers, are great to have, and aren't all hyped up in their marketing then a bunch of junk?

Im really not into the idea of scouting down properties as I would like to ficus on the rehab part, but I do eventually want to learn Wholesaling to find my own properties, so any suggestions for a GOOD Wholesaling training/platform to use would be greatly appreciated too.

Please i need honest help, thank you ❤

I'm a fix/flip RE investor basically just starting out. Have helped do 2 flips before and now ready to do one myself. I have $150k cash, and im looking into where I can find the best deals. I live in the Tampa Bay Fl area and came across MyHouseDeals online...wondering if anyone has used them and if their deals are actually any good??

Also would love to hear where the best places to find deals are if I dont want to track them down like a wholesaler has to??
