Welcome Gary,

I am a new buy and hold investor in the Wichita area. Do you plan on having a website to post your listings?

Since I am just starting out and don't have a ton of capital I am thinking of partnering with a couple of other investors. I am wanting to do the BRRR strategy.

So would any one like to meet up? Trade ideas, debate strategies, maybe find the right skill mix and start an investment company?

You mentioned the local REIA on meetup. Where do they typically meet up at? Is it a diversified group of not investors but other professionals that support investors?

Do people typically use a general contractor to help estimate? I know I need to build a team but having a general contractor seems more efficient than trouncing a team of trades men in for each trade.

Thanks Kalene I have read most of the Rich Dad books. Lots of books about investing  not just in real estate but also in commodity markets. At this point need to learn more about identifying problems (structural,electrical,plumbing,hvac) the severity of the problem (can I fix it or do I need a professional) and how to estimate repair costs.

To be a little more indepth I am just starting out. I have no properties at this time but looking for the right deal to get into. My plan is the buy and hold hold strategy I may use the BRRR method to get enough leverage of my capital. My plans right now are to net about $100 and $150 a unit. I wouldn't mind finding a partner willing to work work via an LLC agreement.

I have a BS in Finance and a MS in Operations Management. I am a purchasing agent in aerospace field and have been a cost analyst as well so my strength is on the business side. My weakness at the moment is knowing how to estimate repairs. Knowing how to triage repairs to get the property up and cash flowing as quickly as possible. (Cosmetics vs structural)(estimating the condition of a roof)
