Hey John,

Thank you for taking the time to review my report. I'm not sure why I had PMI on there, but you make a very valid point. I went ahead and removed PMI and to be safe, added 5% to the down payment as it is a true triplex. In addition, I also further evaluated rents in that area and unfortunately, I had those a bit too high. Here is my updated report if you'd like to review it again.

Taking the 90-day challenge and looking to buy my first investment property.  This property would most likely be rented to college students in a town with a population of 26k with typically less than 4 non-commercial units available for rent.

Any advice or suggestions are highly appreciated.
