Hi Noah-

I am realtor living in Yuma, Az.  There are a lot of opportunities for a primary residence which you can use for a rental when you move out of Yuma.  Foothills area is a great option.  There are newer 2-3 bedroom single family homes or townhouses available at reasonable prices.  I have great local loan officers contacts and property manager contacts for down the road as well :)

Yuma has a high unemployment rate so do your due diligence. It's true that it's growng and if you speak spanish and like friendly people from across the border who freely walk across your property, it's for you.

The high unemployment rate in Yuma is greatly due to it's seasonal workers.  When the winter season is over they travel north to California for work.  If they don't find it, they file for unemployment - and those checks go to Yuma.  You definitely don't need to speak Spanish to live here and I live fairly close to the border and have never had an issue with people walking across my property.  But yes, always do your due diligence.

As a realtor in Yuma, I definitely see the potential. A lot of people from California are moving here because it’s on the CA/AZ border so they can stay close to family that’s still in CA, but then take advantage of lower cost of living.  You can sell your $800,000 house in California and get something better for less than half the price in Yuma.  
Phoenix prices are too high for a lot of people so if it makes sense, then a smaller city in Arizona is more affordable. San Diego and Phoenix are only 2 1/2 hours away. Enjoy a slower paced city life, but have access to big cities for getaways.
