@Steve Babiak Oh, trust me, I am. I work in a VERY litigious field and so I completely recognize minefields when I see them. That being said, much like healthcare, it's hard to see how anyone can make a profit in certain arenas. I know some people do (there are always exceptions to the rules) but for the "rest of us"....terrifying, lol.

As a newbie, it is stories like these that make me wonder how ANYONE ever turns a real profit with rentals. It just seems that there will always be at least ONE tenant who will cost you an arm & a leg...either through damage, non-payment, eviction costs, or all of the above....

Ok, I'm not REALLY from Everett, WA....but it is where I currently live and I LOVE it here! Originally from Florida (all over....5th generation native with family all over the place...Go Gators!) but I'm married to a career Navy guy so this was our last, chosen, stop before he retired in October.

I am a physician looking to replace most of my clinical salary so I can practice as much, or as little, as I'd like...while healthcare figures out what it's going to do with itself. I'm currently transitioning out of my crazy, 100+hr work week, job to doing locum tenens (temp jobs for docs) and pursuing my broker's license.

My short term goals include:

1) Not falling back into "employed" medicine for the convenience of it.

2) Finding our first flip or wholesale

3) making new friends in the REI world, learning as much as I can, and making a new future for myself and my spouse!

Hello!

I'm a new investor myself (about to make my first, ahem, second post right above yours!). I live north of Seattle...but my first foray into the Pacific Northwest was Salem, OR, where I lived for about a year before coming up here. Have been out to Tillamook dozens of times (former business partner has a house in Pacific City)
