Jon- I don't sure what is your plan for managing this property but if you planed do this by yourself - close living to place which you will renting will be save you a lot of your time and money.

If I will be in your shoes I will start looking in North (New) Jersey. It will be easy for you to find there some deal with 2 or 3 family house with option live in one apartment and rent other(s).  In my opinion commute from NJ is much easier then from Long Island.
