Post: Deal Under Contract! Renter Ignoring Me! Help!!!

Hey everybody, newbie here. So I have my first deal under contract, home is occupied by renter for 10+ yrs. everything is going accordingly except I cannot get in contact with the renter to set up a time (or even get a copy of the key) to bring buyers through. We've met once, initially when seller showed me the property.... Now, I've called and left messages and even went by the house but he was not home. I've gone ahead and advertised the property but I'm just being blown up by buyers that all I can tell them at best is "hey here's some photos of the home and if you'd like, you can drive by the property." Also new here so maybe some buyers out there are satisfied with just photos and seeing the home from outside (I don't think so). We are set to close in under 3 weeks and he is holding this up a bit, the seller is 92 yrs old and she's done more than she can to get me and the renter in contact but I feel he may be purposely avoiding me for his personal reasons. Any advice would do guys thanks, I can't wait to close this deal just before thanksgiving!

newbie here again, so the seller has an inherited home, it was built in 1939 i believe, it is really old and run down, it would take much much more to repair than to tear down and seller knows that so she just wants the value of the lot. about sqft of home 1,225 so its 1 acre. Ive used Sean Terrys comp calculator and came up with a rough estimated sell price of 17k but! my question here is, what do i deduct from that since buyer will have to put $$$ in just to tear it all down. Ive simply thought: "google the avg price of a 1 acre lot and deduct that from 17k....

Hey all, I am still a fresh baby in the wholesaling so I could use some help here: Seller owes about 20k on the mortgage, home is estimated at 102k, Seller is asking 112k. How do I go about that as making an offer exactly, Comps in area around $85K & another for $90k. (others $100k range) My gut offer was $80-90k....

Do I deduct $$$ due to mortage owed? How does that work exactly?
Also Seller says theyd like a bank certifying to them that i HAVE the money for the house because theyve "been stung a few times" and even though I look trustworthy to them it would only make them comfortable....I said it would not be a problem to show them certification. But, would this come from the buyer or?...

Im looking to flip, so how do I go about a clearer ARV if there isnt much needed for repair, Roof is 2 years old, house was built in 85', bought in 05'. Advice much appreciated thanks

Like I said, I am still fresh to this so thanks in advance.

I second that! I got it on Amzaon for about $10 I'd say. I've read Sean Terrys "How To Quit Your Job In 19 Weeks" awesome book aswell but, FLIP is like @Bryant Moran said. "Clean and to the point." its about 100 pages. and a great blueprint/read. Definitely worth it.

Young Heart Patient, life long non conformist attitude. I've always found discipline in the gym and never like working for others- I always felt smarter than the boss. believe I possess a unique view of the world and I cant express my full potential working 9-5 with no challenge. College is not my thing, party hard lifestyle isnt either, I get bored very easily with many different things and I want to feel completely free to do what I want to do,when I want to. So Wholesaling is a great challenge, Im going to conquer. Ive read Sean Terry's "Quit Your Job in 19 Weeks" and am now reading Nick Ruiz's "FLIP" Im here to peruse the next step into getting my first check and soooo many more! cha-chingg
