My sister transfer her property to my dad via quit claim deed, but the mortgage note is under her name. Is my dad still able to sell the property even though my sister owns the loan note

Hi my sister like to transfer her property to my dad via a quit claim deed so there is no sales proceedings where he is liable to any tax consequence or transfer tax, can she put 0$ on the quit claim deed form and then file in the county records ofe, can someone also point to a good resource source

Thank you all for great response and mark fries, I will just resort on setting a notarized agreement between me and son on his Owenership of that portion of the garage and eventually work on a subdivided deed in the future, Thank you

Transferring portion of my property 3 car garage that will be converted to my 16 year old son as a rental unit, as a owner of a Single family home with a 3 car garage that I own the deed, how can I legaly transfer just the 3 car garage that will be converted to a 1 bedroom STR or a long term rental.
