Lenders - how can one use combined equity in multiple properties as a down payment without selling or refinancing the individual properties? Is there any creative way of accomplishing this?

Thanks folks for the input! Any flipping will be our first. We are trying to explore our options and see where our money can go farthest and hope to learn along the line. We currently have buy and holds. 

What are the best cities for flipping houses- under $100k? Thanks.

@Robert Leonard Below is kind of what i am thinking. I want to see if this is possible in that market. Below is just a guide and this will be self funded. 

Plan

1. Buy cash for about $40-$50k (Or lower)

2. Fix for about $10-$20k

3. Target sale $80-$95k

@Robert Leonard thanks for your response. I want to know how viable flips are out there. Some markets are not good flip markets. Interested in knowing like the price range to stick to for a decent ROI, how long on average it could take to sell and any other need to know info.
