I have found that direct mail still work best in finding good deals. I have done two for sale by owners this way and it worked out for the best.

@Amy Raye Rogers that maintenance feature works well for both parties. It allows the request to remain open until completed.

@Peter Vander Valk I'm here in Kentucky and looking to purchase more property and interested in the 203(k). What episode on BP talks about this. I have a multifamily opportunity on the table and looking for then funding.

Nathan I will check that out as well. Always looking to improve my system. Can my tenants also, do maintenance request as well.

@Henry Hogeterp apartments.com is a great app for a landlord in my opinion. It also allows tenants to add maintenance request as well.
