I would not, when the sheriff comes she can try to say you work a deal with her and confuse everyone. This kind of thing makes the sheriff nervous. Some time the sharif will work something out with the tenant so that he Doesn't waste his time!
We use rentec, it works on my phone while I am on the field and who ever is picking up my phone that day can add notes and I can see them. It also has a tenant side where they can open up work order. I prefer the tenant open work orders themselves, this way I have a paper trail of the issue. however a majority of our tenant will still call in.

In my properties we do both it depends on if I have the time and energy to finish the floors. Hardwood will attract more tenants now you just have to pick the one you Like. Now If you are worried about how that tenant will treat your property, then visit where they live now!

I think you showed, at least for the course. It is one of those thing better to have  it and not need it, then need it and not have it. I actually did exactly that. i joined a big real estate company where my profit would not be much if i sold a house however the company took me under their wings, and did not charge me for a bunch of stuff. I sold 2 houses (well i bought two houses).  Later i soon let the license go, but kept the knowledge. The license was not necessary for what i wanted to do. The only investor i wanted to drive around was me. The course will make you feel more confident knowing the different process in real estate. You will learn to ask the right questions! So the course is a great start!
