@Daniel Cruz What exactly does this Turnkey Company provide and at what price?

You say you have some money to invest so why not call a Realtor and look for ONE property to purchase? A property that needs little if any make-up. Manage it on your own with the help from locals and this site. Learn the business and learn your tolerance level.

Side Note...

How ethical are most gurus?

I mean, is it possible that these are true examples of flips? Or, are these properties found by students, brought to the gurus "network" of lenders, turned down because they were "too thin" then rehabbed by the very people "teaching" the craft? That is a way to sell seminars and buy great deals nationwide. As you can tell, I'm not very fond of the overpriced "gurus"

You need to stay away from the title

You need to stay away from the loan

If you want this to be advantageous to the both of you have him own the house, set up entity with him as primary/general/etc and you as co-something/limited/etc, open bank account for this entity, have him place HIS property under this entity, collect rents and run like a business.

I'm new here so take this with a grain...ANY help from the more experienced please?

As @Charles Morgan stated, there may be things you can or cannot do. Before buying, contact your local Neighborhood Preservation Association. They will let you know of any oddities that may be involved with renovating these homes. Here is Syracuse our NPA is very accommodating. This wasn't always the case. Before if renovating historic there was no changing the layouts but only bringing it back to life. Now the sky is the limit, some what. There is a beautiful historic builder on our near east side which was approved to allow condos. Plus the developer has gotten grants from the state and many non-profits.
