I decide to finally send out my first set of letters. After months of educating myself, I figured the best way to learn is to do. So here's to a great return on the first mailers. I will update once a month if anyone interested in knowing the status of my starting outs :)

Sorry for the miss understanding @Jeff Copeland. The lead is hot and ready to hear what I have to offer, it is a wholesale deal. I got the estimate form Eppraisal.com  I also looked at comps in the area. What happens if there are no necessary repairs that need to be made?

Thank you, @Charity Woods I will look over the article now. I plan to wholesale it, so I am not sure what the investor would chose to do with it. This is why I am having a hard time on calculating repairs. If the investor chose to keep it as is it would sell for about 130k and if he upgraded it probably sale for 200k.
