Is it possible to use Conv financing to personally buy a MFR (to live in and rent) and use 1031 funds to do it?

You could also do the refi and consider buying a MFR in a cheaper mrkt wheee your money would go further and not move.

I found a house that needs to be rehabbed and it is owned by an out of state company that I is defunct.

Is there anything more I can do to find out who has current posession and how to purchase that house?

I just want to know if anyone has partnered with someone else (in my case son) to buy a MF house and he lives there and other side is rented.  If so, looking for best ideas on financing and contract language.

@Kyle or any other longterm landlord.

Another part of her scenario is that he changed the locks and not allowing her acess to the property. With enough notice a landlord is allowed access to the property (if it's in the lease). Could she gain access to the property that way even if she had to get a locksmith to get in?

I would go with #2 and change the hood to a microware hood option. You'll probably save enough to get rid of the window.

You'll be the only one who will miss the window because you know the change. Buyers will appreciate the style and functionality.

Today was my introduction with that term as well.  Basically, it is set up for each State and means that the lender can't charge too much for the loan.  So the points and my credit score affected that calculation to the point where they couldn't allow the loan without charging me too much in fees.
