Insurance renewals have been almost doubling for us. Who do you use and why do you like them? Right now we use American modern insurance group. We have enjoyed them and they are super easy to deal with but the premiums are just too much. We have under 15 doors.

I think they are stacked on top of each other. I have been reading about Green Glue and carpet glue and adding another sheet of quietrock...

Hey Everyone, We built a duplex and are having issues with the shared wall not being soundproof. We have MLV, quietrock and of course type x drywall(2 sheets sandwiched on both sides)total of 4 sheets of fire x and 1 sheet of quietrock. But our long term renter says they can hear everything. Any ideas on how to reduce sound?

 Okay, so... How is everyone setting age requirements and security deposit? I am not seeing where I can add these things on AirBnB.

As a rule we don't rent to anyone under 25, however, we have made exceptions which included some 18 year olds for a stay.  The times I have made exceptions, the potential guests saw the rules and contacted us and communicated with us directly.  The times we felt like we were dealing with mature and responsible people we allowed them to book.  If we didn't get that feeling then we would stick with the rules.  So the times we allowed it, we have never had any issues.  I think you just have to be careful and vet them out through conversation.  Maturity and responsibility do not all of the sudden start with a magic age unfortunately.  


 Thank you for your input. They were responsible enough to message me and tell me they were going to a concert and driving 12hours to get here. I might try it and I'll let you all know how it goes if we do decide to allow it.

I partially manage an AirBnb in Florida. The owner generally doesn't like to rent to people under 29 which is a bit on the extreme side. It will depend on the 18 year old but generally it is more likely for parties or damage on the whole. You just need to take that into account when renting and see if it is worth the risk. 


 WOW, 29... They are actually driving down to go to Rock The South (concert). We literally had this go live yesterday and someone that young( a group of four) makes me a little uneasy. But I also think they will not be at the house that long.

Hey Everyone, We have just started an airbnb and wanted to get your thoughts on renting to 18 year olds. Has anyone done it? Any advice would be welcomed!

I have a question about returning a deposit. We had a 12 mos lease in the state of Alabama and a tenant left early. They did however continue to pay until it was rerented. Which was 11 days after their last day. They paid the full month and I am returning the rent for the prorated time of rent. So they are receiving a refund for days 12-31. 

We also have in our lease that there is an early termination/cancellation fee. The fee is the amount of thier security deposit. Am I liable to refund their deposit as well, minus deductions for damages? Side note-we had to have the driveway pressure washed because they had a transmission that dumped all the fluid and oil in the driveway. Which will not come up.
