@Stacie Hime you can also use AirBnB too as long as you play by their rules. Mid-term rentals have become highly popular with investors the past 3-; years with the restrictions around short-term rentals. I would recommend being patient as there is a lot of inventory in this space and lower demand in the winter months. Keep us posted when you get it leased out!

Thank you, Ryan. Appreciate the insight.
Quote from @Yvette Gonzales:

Find out who the recruiting companies are for the travel nurse segment in your area and contact them.  Also, you could speak to local insurance agencies who need to provide temporary housing for families displaced by fire, flood, etc.  Another option is submitting your property through Temporary Housing Directory who work directly with insurance agencies and businesses to help find their clients housing for various reasons. Good Luck!! ;-)

 Thank you, Yvette!

I would recommend posting on local Facebook groups as well if you haven't yet. Even posting on general groups for traveling nurses could be helpful too

 Great suggestion, thank you, Zachary!

I have a fully furnished 3b/2b in South Austin that we aren't permitted to do short-term rental (zoning requirements). Does anyone have experience on how to promote a fully furnished medium-term rental in Austin? I've listed it on Furnished Finder and other rental platforms. Are there other avenues I should consider pursuing to attract quality mid-term renters?

Thank you @Diana Bik Boeck! I appreciate hearing your experience.

Hello! I find this entire thread very illuminating. I'm actively seeking a STR PM for our new investment property in Austin. I spoke with Vacasa today and was shocked to hear the management fee they charge which doesn't include trash or lawn care so that's another expense I have to figure out. I've looked into Evolve as well and the low fee is attractive but their model requires more involvement on my part it seems which isn't the model I want. Grand Welcome has been recommended to me by my local realtor in Austin. I haven't spoken with them yet. Does anyone know much about Grand Welcome? Or any other personal experience with a STR PM in the Austin area?

That's awesome, Mike. Congratulations! I really appreciate you sharing your approach and experience with this BRRR. I'm just getting started on my property investment journey and learning from folks like you is tremendously helpful! It gives me hope.
